Deed Restrictions

If you have any questions about Deed Restrictions, either compliance or violations, feel free to contact our DRACO officer, Jose Morlett, at draco1@greatnorthwest.org. You can also visit the office in person to speak with him during normal office hours, but we recommend making an appointment first, only because he is frequently "out on patrol" until around 2pm handling various situations. You can call the Lodge at 210-681-2983 extension 111 to speak with him, or to verify if he would be there at a particular time for you to meet or for him to come to your house.

Architectural Control Committee (ACC)

Jose also handles the Architectural Control Committee (ACC) which meets every other Wednesday (see calendar of events) to approve or disapprove any requests for modification of the outside visible portions of your house. This would included painting the house a different color, changing to siding, painting or changing your fences (the portion facing the public streets, not necessarily the portion between you and your neighbors), or other items. Feel free to ask Jose your questions and he will tell you whether or not something would need ACC approval in advance. The ACC committee meets around 6pm every other Wednesday at the Lodge, and has been known in the past to make the occasional field trip out into the neighborhood if they had a question about whether the proposed changes or additions to someone's house would be in harmony wih the surrounding neighbors.

 


Next Regular Brush Pickup Time!
Week of March 3, 2008

We've been informed by the City that GNW will experience our bi-annual Brush Pickup Cycle during the week starting March 3, 2008.

Notices will be placed (by the City) on your front door or garage door in come cases, to inform you of when it is okay to place your bulk trash and brush on the front curb for pickup. It is very important that you DO NOT PLACE YOUR TRASH AND BRUSH OUT TOO EARLY or you could be faced with serious code compliance $$ fines.

What happens if I put my stuff out too early anyway?

Our DRACO Officer, Jose Morelett (Deed Restrictions Architectural Compliance Officer) has told us that during the third week of July alone, he issued over 25 violation notices to residents who had prematurely placed such items on their curbs, apparently in anticipation of a pickup in August. These notices by DRACO serve two purposes, one of course is to help keep our neighborhoods looking better and the other is to prevent that neighbor from incurring $$ fines from Code Compliance when they make a sweep thru the neighborhoods prior to the scheduled brush pickups looking for violations to issue tickets.

What happens if I ignore DRACO's warning?

One neighbor who had ignored Officer Morelett's notice placed on his door, ended up with a $200 fine from Code Compliance because of a vehicle left parked in the grass of his front yard. The neighbor came in to see Officer Morelett afterward to appologize of being upset at him, saying he didn't realize that the situation was as serious as it turned out to be, and as costly has Officer Morelett had told him it could be. Now this example wasn't dealing with Brush Pickup violations, but the scenerio remains the same. The City of San Antonio's Code Compliance department routinely send out officers to inspect areas based upon complaints (by neighbors or other observers) or when they know a particular area is about due for a Brush Pickup Cycle (which happens twice a year).
