Speaking of contracts, if the terms are not in writing, they didn't exist, no matter what verbal promises might have been made. Make sure any promises you are given, or you make, are put in writing and signed by both parties, or you may regret it later if anything goes wrong.

All homes within the Great Northwest are subject to mandatory membership in the association, thus subject to annual assessments, transfer fee, bylaws, deed restrictions and other limitations in exchange for access to the common facilities and services. Renters can have full access to these facilities with the permission of the property owner in writing using this form.

in the Passages Newspaper

Effective with the September 2008 issue of the Passages, we are introducing a new Real Estate Classified Ad Section. We are offering the chance to list your property for sale or for rent, at No Charge during the remaining 2008 issues. Depending upon the success, this service will be re-evaluated at the end of the year and a charge may be applied for 2009 similar to the current business classified ads, or not, but nobody will be charged a fee without first being contacted in advance to give them the choice of continuing their listing under the new terms.

The Great Northwest prints 5,200 copies of the Passages newspaper each month, and delivers it to the door of each home within the association using local newspaper carriers.

The Great Northwest Community Improvement Association, Inc. requires that all persons / agencies, wishing to list properties herein for sale, lease, or rent, abide by the Fair Housing Act and the Equal Credit Opportunity Act, or their listing will not be accepted.

The Fair Housing Act makes it unlawful to discriminate against any person in the sale, rental, advertising or financing of housing, on the basis of race, color, religion, sex, handicap, familial status or national origin.

The Equal Credit Opportunity Act makes it unlawful for any creditor to discriminate against any applicant, with respect to any aspect of a credit transaction, on the basis of race, color, religion, national origin, sex or marital status, age (provided the applicant is old enough to enter into a contract), source of income (such as public assistance) or because the applicant has in good faith exercised any right under the federal consumer credit laws.

Listings may be submitted by the property owner or agent, and will remain active until we are notified that the listing should be removed. All listings will be contacted at the end of 2008 should there be a fee implemented for this service.

The GNW is deed restricted (limited) to single family homes only. You will not find any duplexes, townhomes, condos or apartments inside our association, although there are some located nearby.

As of the end of August, 2008, there were 69 active properties listed in the local SABOR Multi Listing Service (MLS) system for sale on this date within the Great Northwest.
